It’s often been said that the number one factor when it comes to real estate sales is location, location, location. Perhaps the latest example of the wisdom of those words can be found at Aura at Metropolitan Naples, the 15-story high-rise located on a 5.3-acre parcel at the intersection of Fifth Avenue South and Davis Boulevard.
Aura’s buyers love the high-rise’s location because it’s within walking or biking distance to downtown Naples and all the businesses and attractions already near it, as well as those new businesses and entertainment venues currently being developed.
Within walking distance of Metropolitan Naples is Gulfshore Playhouse’s new 40,000-square-foot complex. It will feature two theatres, a 350-seat main stage and a 150 studio theatre. The new Playhouse will also have a rooftop terrace, a bar and café, rehearsal space and an educational wing.
The new Gulfshore Playhouse is currently under construction and is due to be completed this fall in time for the 2023/2024 season.
Also, within walking distance of Metropolitan Naples is the mixed-use development known as Naples Square. It’s located on the corner of Goodlette-Frank Road and Fifth Avenue South. When completed it will consist of an AC Marriott hotel, multiple restaurants and the Gulfshore Playhouse discussed above.
The three-story AC Hotel Naples will feature a rooftop restaurant and lounge, a first-floor cafe and a total of 150 luxurious rooms.
Other businesses are also set to open near Metropolitan Naples.
Restoration Hardware and a Whole Foods are in the planning stage and part of the redevelopment on a two block parcel on the corner of Fifth Avenue South and 11th Street, the former site of the St. George and the Dragon restaurant.
“I have buyers that talk about how exciting it is to see all the changes taking place so close to their new homes,” said Ed Gonzalez, the Director of Sales for Metropolitan Naples. “They can’t wait to sample the new restaurants, shop at the new stores or attend a theatrical performance. And they’re all within walking distance of Metropolitan Naples.”
Metropolitan Naples proximity to the downtown district, the beach, plus all the new things happening near it is attracting buyers. But those same buyers are also excited that Metropolitan Naples will also have many new options as well.
“Sure, downtown is close, but many of Aura’s residents will chose to simply stay home to enjoy their own special neighborhood,” noted Gonzalez. “That’s because, on Metropolitan Naples’ street level will be restaurants, boutique shops and even office space. Simply put, Metropolitan Naples will be a dining, shopping and work destination in its own right.”
Another attraction located within walking distance of Metropolitan Naples is the waterfront landmark – the Naples Bay Resort & Marina, which is basically right across the street. It’s not only home to boat slips of various sizes and boat rentals, but also to a number of outstanding boutique shops and incredible steak and seafood restaurants.
A number of Aura’s new owners keep their boats at the marina and often entertain their guests by taking the brief walk across the street to the fun waterfront playground.
“As close as we are to downtown Naples, the Naples Bay Resort & Marina, and all the new entertainment venues and other businesses planned near us. Our future residents are also thrilled with Metropolitan Naples’ onsite amenities.
Aura features the highest pool in downtown Naples and is the only infinity pool offering residents and their guests spectacular views of picturesque downtown Naples, the beautiful and reflective waters of Naples Bay and the azure and white waves of the Gulf of Mexico.
However, the infinity pool isn’t the only rooftop amenity. Those who love to exercise will also rejoice at the fact the state-of-the-art fitness center is also there.
“The air-conditioned fitness center is high above the ground and offers incredible views through the floor to ceiling glass windows, perfect for working out on outstanding fitness equipment,” stated Gonzalez. “You might say the rooftop fitness center affords residents a workout with a view.”
The 1,800-square-foot fitness center is planned to include the latest, most popular and beneficial exercise machines as well as some free weights.
Within the fitness center is Aura’s yoga studio, which was designed as another amenity to be utilized by all residents living in the tower.
Just outside the fitness center and yoga studio is the sky lounge with bar – another amenity residents will be more than happy to share with their friends.
Aura’s rooftop, additional amenities are also capturing the imaginations of future residents. On the 5th floor are the indoor and outdoor resident lounges, a luxurious overnight guest suite, a business center and conference room, outdoor kitchen with grilling area, a seating area and fire pits. There’s also a large golf putting green.
Metropolitan Naples is being developed by two longtime Naples residents and well-respected developers, Jerry Starkey and Fred Pezeshkan.
